Know the service before you ask the price
The biggest reason prices differ is that people compare different services under the same name. Cleaning means washing the coil, the fan, the drain tray and the outdoor unit, and its price depends on the AC type, the number of units and how easy they are to reach. Periodic maintenance is cleaning plus checks on pressure, the capacitor, the electrics and the drainage, usually priced per visit or within an annual contract.
Repair usually has three parts: an inspection or call-out fee, the labour, and parts if needed. Installation, or removal and reinstallation, depends on the AC type, the length of piping, the brackets and how awkward the site is. So if someone tells you their “maintenance” is cheaper, first ask which maintenance they mean.
What pushes the cost up or down
The type of AC comes first. Cleaning a wall-mounted split is different from a window unit that has to come out completely, from a ceiling cassette, and from a central or concealed system that needs access to the ducts and ceiling hatches. Next is the number of units. Many companies give a better price per unit when they service several in one visit, because travel and set-up time is shared.
Then comes access. An outdoor unit on a flat roof is one thing, a unit on the facade of a tower that needs a long ladder or a lift and safety gear is quite another. The condition of the AC changes the sums too. A unit that has not been cleaned for years, with a hard crust of dust or sticky deposits, takes twice the time and materials.
In repairs, parts and refrigerant come into it. Capacitors, fan motors, circuit boards and compressors vary widely in price between original and generic parts and between brands. Refrigerant depends on the gas type and quantity, and on whether the job includes finding and brazing the leak or only a top-up. And finally timing. An urgent call at the height of August or out of hours is not priced like a flexible appointment in March.
How to compare two offers fairly
The cheapest offer is not always the best value. It may be lower because it only sprays the coil from the front, while the other includes removing the fan, washing the outdoor unit and clearing the drain. One may say “refrigerant top-up” and the other “leak detection and brazing, then refill”, and those are two very different jobs in their result.
- Is the price per unit or for the whole visit?
- Does it include the outdoor unit and the drainage?
- Is the inspection fee deducted if you go ahead with the repair?
- Are the parts original or generic, and what warranty do they carry?
- Is there a warranty on the work itself, and for how long?
Ask each company to answer these in writing, then set the offers side by side on the same items. You will usually find that the difference in price is explained by a difference in content.
Inspection and call-out fees
For repairs, many companies charge for the visit and diagnosis, because the technician spends time travelling and inspecting even if you decline the repair. That is normal and fair, but ask about it before the visit, not after. It also helps to mention in your request what you know about the fault, the type and age of the unit, and to send a photo of the unit or its label if the company asks. The clearer the information before the visit, the closer the first estimate will be to reality.
Ask the technician to explain the fault and its cause before starting, and to give you a clear price for labour and parts. You are entitled to decide after hearing the explanation, and to get a second opinion if the fault is major, such as the compressor. A technician who is confident in his diagnosis does not mind.
Annual maintenance contracts
If you have many ACs, in a large villa, a residential building, an office or a shop, an annual maintenance contract may suit you better than booking each visit separately. A contract usually sets the number of visits a year and what they cover, and sometimes priority for breakdowns, a priority you appreciate the first time something fails in July.
Read the terms carefully. What is covered and what is not, in parts, refrigerant and major faults, and how emergency calls are handled. Building and facility owners will find more on our commercial AC page.
Cutting the cost without cutting quality
The cheapest maintenance is the maintenance you never need. Clean the filters yourself regularly, which on its own prevents many dust-related faults. Book maintenance in spring, before summer gets busy and appointments are hard to find, and have all your units done in one visit.
Do not put off small faults either. A weak capacitor you ignore today can damage the compressor tomorrow, and the price gap between those two parts is huge. Finally, ask for more than one offer and compare what they contain, not just the figure. Through SaudiAirCondition you can request offers with a single request, and several companies in your city contact you without you calling each one.
Warning signs
Most companies work professionally, but watch for a few signs before agreeing to any work. A very low phone price given without a single question about the type, number or location of the units, followed by a string of extras on arrival. Repeated refrigerant top-ups every few weeks with nobody looking for the leak. Expensive parts replaced without the fault being explained, and without the old part being handed back if you ask for it.
Be wary too of a refusal to explain what the work includes, no itemised invoice, or pressure to decide on the spot for a fault that is not urgent. If you feel uneasy, you are entitled to thank the technician and ask another company for an opinion. That is one reason to request several offers from the start, so you compare explanations, not just prices.
Why we do not publish a price list
Because prices change with the city, the season and the cost of parts and refrigerant, and they differ between companies. Any figure we published today might be wrong tomorrow, and could lead you to turn down a fair offer or accept an incomplete one. You are better off getting real offers for your own situation from companies that serve your district.
FAQ
How much does it cost to clean a split AC?
It depends on the company, the city, the number of units, access and the unit’s condition. Request offers for your situation and compare what each includes before comparing the figure.
Is a refrigerant refill charged separately from maintenance?
Usually yes, because it depends on the gas type, the quantity and repairing the leak. Ask before you agree.
Is periodic maintenance cheaper than repairing faults?
Periodic maintenance catches small problems early, before they turn into bigger and more expensive faults, but it cannot guarantee that nothing will ever break.
Is requesting offers through SaudiAirCondition free?
Yes, sending a request is free and without obligation. Companies contact you with their offers, you decide whether to accept one or none, and the price is agreed directly between you and the company.
